     Quarterpath Trace

                                         A Historical Gem in Kingsmill

Step back in time as we explore Quarterpath Trace, a distinctive neighborhood that earned its spotlight in the pages of Southern Living magazine's November 1983 issue. This community, named after the historic Quarterpath Road, stands out as one of the earliest and most unique enclaves within Kingsmill. Quarterpath Road itself, dating back to colonial times, stretched from

Williamsburg to the James River, passing through what is now

the 17th and 18th holes on the River course. Notably, this road

played a crucial role during the Revolutionary War, serving as

the escape route for Lord Dunmore and the British Marines in

April of 1775 when they were removing powder and shot from

the magazine in Williamsburg.

Designed to emulate a colonial village, Quarterpath Trace

unveiled its first phase with thirteen homes symbolizing the

original colonies. These residences, showcasing a diverse

array of architectural designs including stores, kitchens, offices,

schools, and quarters, comprise both single and attached

dwellings strategically positioned on

small lots, each at unique angles—approximately seven to

an acre. Despite their proximity to the street, residents enjoy

spacious backyards, a nod to the colonial era when many

households cultivated vegetable gardens. Today, charming gardens, each enclosed by a white picket fence and brick walks, adorn the landscape. The original neighborhood sign, now standing proudly on Southall Road, has undergone recent refurbishment, while the Thomas Gates and Edward Wakefield entrances feature distinctive individual signs.

Beyond its architectural charm, Quarterpath Trace thrives on a sense of community fostered through various events. Residents, boasting diverse backgrounds, unite to celebrate the rich history and beauty of the area. A revived Christmas tradition involves lining the streets with approximately six hundred luminaria, a collective effort that brings neighbors together for an evening of caroling. Additionally, spring and fall witness parking lot picnics, offering an opportunity for residents to share delectable food and enjoy music curated by a resident disc jockey. The parcel committee further encourages post-meeting gatherings, treating homeowners to snacks, drinks, and music—a delightful way to reconnect with neighbors and unwind. Quarterpath Trace stands as a testament to the vibrant tapestry of history and community within Kingsmill, where residents from diverse backgrounds come together to create a unique and enriching living experience.

Residents of Rivers Edge are treated to daily awe-inspiring displays of ever-shifting seasonal sunsets, transforming the sky into a waterfall of colors cascading into the James River. The vibrant hues of the rainbow spread wide or momentarily confine themselves within moving clouds, creating a dynamic visual spectacle.

Adding to the allure of Rivers Edge, a centrally located pool provides a refreshing escape and is accessible from May to September. It serves as a hub for lap swimming, treading water, and the joyful sounds of children's laughter—undoubtedly echoing the presence of visiting grandchildren. Poolside parties on summer evenings become opportunities for neighbors to gather and share in the community spirit.

Rivers Edge boasts a diverse and tightly-knit community, representing several countries and numerous states, with minimal turnover. Residents include actively employed individuals, retirees, singles, couples, and those fortunate enough to enjoy second homes in other locations.

Social engagement thrives in Rivers Edge, evidenced by the monthly Happy Hour that unites everyone from 5-7 p.m., hosted by rotating households. These informal gatherings require no RSVP—just bring an appetizer to share and your beverage of choice. The Parcel Advisory Committee (PAC) plays a pivotal role, hosting semi-annual and annual meetings for residents, along with a holiday social. Littletown Quarter
 A Picturesque Community

Littletown Quarter

Nestled along the 7th and 8th fairways of the River Course, just east of Kingsmill Road, Littletown Quarter Parcel stands as a residential haven. Home to 100 full and part-time families, this community offers a unique blend of dells, hills, and breathtaking views of the golf course and Wareham’s Pond. Notably, Littletown Quarter was the second multi-family parcel developed in Kingsmill, with construction spanning five phases from 1975 to 1984. The distinguished St. Louis architects, Peckham and Guyton, lent their expertise to the design, and over the years, some townhouses have undergone additions, with contributions from local architects like the renowned Carlton Abbott.

In the present day, Littletown Quarter is a charming and diverse community, boasting almost as many opinions as residents. This rich mixture fosters healthy debates, consensus-building, and progress. The community grapples with common challenges faced by aging communities, such as maintaining garages and fences, and addressing landscaping and drainage issues. Notably, these matters are tackled proactively, all while adhering to a carefully managed budget.

The evolution of multi-family parcels in the form of patio homes unfolded with the development of Quarterpath Trace, which conjures images of a colonial village with brick walkways and "dependencies." The inception of Phase I dates back to 1977, and the parcel continued to expand until 1987, adding another layer to the diverse tapestry of Kingsmill's residential landscape.

Winster Fax
Pioneering Multi-Family Living

wister fax

The original vision for Kingsmill included a blend of single- and multi-family residences nestled within a park-like setting. The concept of multi-family homes surrounded by expansive open spaces gained popularity as an attractive alternative to traditional single-family dwellings, particularly in the seventies. This addition complemented the array of traditional houses offered in the community.

As the first homes on Whittaker’s Mill and Bray Wood broke ground, Kingsmill marked the inauguration of its first multi-family parcel in Winster Fax. In 1974, Winster Fax became the pioneer multi-family community platted in Kingsmill, with actual construction commencing several years later. Occupying 10.5 acres, the parcel is bordered by Kingsmill Road, Mount’s Bay Road, and the 3rd Fairway of the River Golf Course.

Within Winster Fax, 24 multi-family

structures house three to six townhomes each,

totaling 107 individual homes. These residences are

strategically positioned along wooded winding roads and

cul-de-sacs, illuminated by unique lantern light poles.

The townhomes, ranging from two to four bedrooms, feature attached

garages and enclosed storage areas.

As a distinctive amenity, Winster Fax provides its residents exclusive access

to two outdoor hard-surface tennis courts for recreational use.

Winster Fax has cultivated a vibrant community akin to a "small town,"

welcoming families, couples, and singles spanning several generations. Among its residents are long-time locals, recent retirees, first-time homeowners, and military families, creating a diverse and dynamic living environment. Undoubtedly, William Fairfax, after whom the community is named, would take pride in seeing his name associated with such a desirable and thriving place to live.

At the heart of this community lies a private pool

and an adjacent park area that serve as central hubs

for various seasonal activities. The pool becomes a

focal point for water aerobics classes, poolside

movie nights, festive holiday gatherings, and

regular functions where neighbors come together

to share beverages and snacks while catching up

on the latest happenings. The park transforms

into a communal picnic area, adorned with grills

and thematically decorated tables, hosting spring

and summer outings. Annual picnics on Memorial Day, Labor Day, and July Fourth, along with a creatively costumed Halloween party, punctuate the community calendar. Archer’s Mead actively participates in Kingsmill’s Fourth of July Parade, earning first place multiple times for its spirited displays and the high resident turnout contributing to a variety of floats.

The community's strong spirit is evident in the meticulous care residents take to preserve the natural beauty of the grounds. In addition to a landscaping contract, individuals have undertaken projects to enhance the color and diversity of green spaces throughout the streets. Two notable achievements include the redesign of the middle entrance into the community and the creation of a specially themed flower bed commemorating the 400th celebration of Jamestown. Archer’s Mead received an award from the Historic Triangle Jamestown 2007 committee for its thematic red, white, and blue plantings, showcasing creativity and community pride.

Harrop’s Glen

Harrops Glen

Harrop’s Glen, a Town Home community, is strategically positioned along the scenic 5th and 6th holes of the renowned Pete Dye-designed Kingsmill River Golf Course. With a total of 31 residences, it stands as the smallest among the Kingsmill parcels. The community boasts contemporary architectural designs and a captivating park-like center island adorned with native Pine, Holly, and Dogwood trees. This green oasis is surrounded by a common driveway with a single entry/egress point on Wareham’s Pond Road.

The community's development unfolded in two distinct phases. Phase I, erected in 1981/1982, comprised 12 units. The exterior design of these units marked a radical departure from the prevalent colonial-style dwellings in the Kingsmill and Williamsburg area at that time. The esteemed local architect Carlton S. Abbot was selected by the then-developer, Wareham’s Pond Associates, to bring this vision to life. Moving ahead about a decade, Phase II was completed under the direction of Busch Properties and designed by the local Williamsburg architectural firm, Magoon & Associates. This second phase, consisting of 19 units, seamlessly aligns with the architectural design established in Phase I.

Crown Jewel of Kingsmill

Warehams point

Wareham’s Point stands as the crown jewel of Kingsmill, particularly enchanting in spring when the blossoming cherry trees and daffodils along the entrance and roads burst into full bloom. As summer arrives, the crepe myrtles take center stage, providing a vibrant display.

The creation of Wareham’s Pond by Busch Properties in the early 1970s set the stage for the development of Wareham’s Point. Between 1991 and 1993, the community's 72 residences, offering four distinct floor plans, were completed in three phases. Many townhomes line the 7th and 8th holes and fairways of the River Course, while others perch above Wareham’s Pond, offering breathtaking vistas of the pond and the James River. The presence of swans, cranes, eagles, and deer adds to the allure of this idyllic setting.

Camaraderie has been a cornerstone of Wareham’s Point from its inception. The community's Wine and Dine tradition has evolved into two groups, with annual membership determined by a drawing. These groups gather monthly for cocktails at hosts' homes before heading out to dinner. Festivities include a December holiday party and a June picnic, while warm summer months bring poolside parties for the Wine and Diners. Additionally, there are organized ladies' and men's luncheons, golf outings, and bridge groups for recreational enjoyment.

The spirit of Wareham’s Point is palpable in the residents' volunteer efforts. From watering newly planted flowers and shrubs during the hottest months to participating in daffodil bulb planting in December, the community actively contributes to its vibrant landscape. This collective effort results in spectacular displays of daffodils blooming throughout Wareham’s Point during the spring.

The same communal spirit extends to WPAGN (Wareham’s Pointers Are Good Neighbors), where residents readily offer help when needed. The exterior staining of housing units follows a systematic six-year cycle, showcasing the commitment of Wareham’s Point to maintaining both the aesthetic appeal and the sense of community within this charming enclave.

KINGS MILLS HISTORY

Discover the fascinating history of the land now known as Kingsmill, with roots tracing back to Colonial America, playing a pivotal role in the growth of the Jamestown colony and Williamsburg. The Hope area of Kingsmill, adorned with pastoral hills and woods along the James River, was initially considered by the first Englishmen in 1607 as a permanent base. Despite this, they opted for nearby Jamestown for its closer anchoring proximity to their ships.

Kingsmill Plantation, situated in the heart of Virginia's Historic Triangle, thrived from 1619 through the 1800s. Richard Kingsmill, a recipient of one of the first land grants from the Virginia Company, acquired 300 acres, laying the foundation for Kingsmill Plantation. In the mid-1730s, Colonial customs inspector Lewis Burwell III expanded the plantation to 1,400 acres, constructing a grand mansion on the site of the current Plantation Golf Course. Despite the mansion's 1844 fire, remnants like the office and kitchen stand as among Virginia's earliest brick dependencies.

Colonel Burwell's contributions extended to Burwell’s Landing, housing a ferry, warehouse, and the popular Burwell’s Ordinary tavern, transforming the area into a social hub. The 17th golf hole of Kingsmill’s River Golf Course overlooks the historic Burwell’s Landing site.

The Kingsmill property hosted other plantations, including Littletown Plantation and the James River-overlooking brick house built by James Bray II in 1700. The Revolutionary War unfolded at Kingsmill Plantation, witnessing action in 1775. In 1781, French forces under Marquis de Lafayette utilized Burwell’s Landing, and the Civil War brought battles, including the Battle of Williamsburg in 1865.

Excavations on Kingsmill property yielded artifacts displayed at the Resort Center, Jamestown Settlement Museum, and the Virginia Historical Society in Richmond.

The Kingsmill community emerged in 1973, with the Kingsmill Community Services Association, leading to the sale of lots to builders and homeowners. Developed by Anheuser-Busch in the early 1970s, Kingsmill neighborhood and Kingsmill Resort joined the brewery and Busch Gardens Williamsburg as part of a diversified venture. August Busch II and Winthrop Rockefeller played key roles, contributing to the area's transformation into a global tourism destination.

The Resort's incorporation in 1975 marked the grand opening of the golf club, followed by the River Golf Course in 1975, the Plantation Golf Course in 1985, and the Woods Golf Course in 1995. Notably, Kingsmill Resort has attracted renowned figures, including Presidents Gerald Ford and Bill Clinton.
